Selling AS IS, WHERE IS. Balance due in full at the auction by cash, cashier’s check, personal or company check with VALID Driver’s License ID.



A 13% Buyer’s Premium will apply to all

purchases. A 3% discount (total of 10%) will apply to purchases paid for by cash or

check. All major credit cards accepted.



Conditions – All information contained herein is deemed to be from reliable sources. However, neither the Auctioneer nor the Seller guarantees this information to be correct. We reserve the right to add or delete. Please inspect the property and bid accordingly. By bidding, you, the bidder/Buyer, certify that you have either closely examined the item(s), have chosen to not examine the item(s), or have hired an independent agent to examine the item(s) for you. The Auctioneer represents the Seller in this transaction. All announcements made at the auction shall take precedence over all other information.



REAL ESTATE:

Down Payment: $10,000 down payment due on the day of the auction. The down payment may be paid in the form of cash, personal check, business check, or cashier’s check. Checks will be made payable to Harvey Auction Co. The remainder of the purchase price is payable in cash at closing.



Acceptance of Bid Prices: Successful bidder is required to sign a Purchaser’s Agreement at the Auction site immediately following the close of the Auction. Your Bidding is not

Conditional Upon Financing, so be sure you arranged financing, if needed, and are

capable of paying cash at closing.



Closing: Closing shall occur as soon as

possible after applicable closing documents have been completed. Projected closing

date is to be on or about September 24, 2013.



Possession: At closing.



Title: Property is selling with good marketable Title.



Real Estate Taxes: Prorated to date of closing.



Easement: Sale of the property is subject to any and all easements or restrictions of record.



Agency: Harvey Auction Co. and its representatives are Exclusive Agents of the seller.
